The number on a property listing is the starting point of a negotiation, not the total amount you'll actually transfer to complete the purchase. Several statutory costs stack on top, and they're easy to underestimate if you've never bought property before.

Stamp duty and registration fee

Provincial and levied on the property's registered/DC-rated value, stamp duty and the registration fee are the two largest add-on costs, and they vary meaningfully by province — see our stamp duty by province reference for the current rates. Punjab also adds a Town Tax in most urban areas.

Advance tax on purchase (Section 236K)

FBR withholds advance tax on property purchases at the point of registration — currently structured around 3% for filers, rising for late filers and non-filers. This is adjustable against your annual tax liability if you file a return, not a permanent cost, but it's cash you need to have ready at the time of transfer regardless.

Agent commission and legal fees

Real estate agent commission (commonly around 1% from each side, though negotiable) and legal/documentation fees for the transfer paperwork add further cost that rarely appears on the advertised price.

Putting it all together

Between stamp duty, registration, advance tax, and typical commission, a buyer can reasonably expect to pay somewhere in the range of 5-10% above the advertised price by the time the transaction closes — the exact figure depends heavily on province and filer status.
