Construction material rates reference
Every rate the construction calculators use, with sources and dates. These move quickly with cement, steel, and fuel prices — marked provisional and reviewed roughly every two months, unlike the slower-moving statutory tax rates elsewhere on this site.

| Construction material rates — July 2026 | provisional | 2026-07-01 | Cross-referenced Pakistani construction-material pricing guides (Wajid Construction, Imaarat, PakDevelop, Civil Construction Guide), July 2026 |
Last updated 2026-07-31 · Reviewed by Pakistan Calculator Editorial Team — These are midpoints of ranges cited across multiple sources (e.g. cement Rs 1,430-1,550/bag, steel Rs 235-252/kg, brick Rs 21-23/unit) — real prices vary by brand, quality grade, and distance from supplier. Boundary wall rate (precast, 6ft, all-inclusive) is a separately-costed item per PRD requirement, since it's conventionally excluded from per-sq-ft rates. Underground water tank, septic tank, and external paving are NOT modeled — sourced pricing for these was too inconsistent (a single range of Rs 80,000-400,000 with no stated capacity) to convert into a reliable per-unit rate, so the calculator excludes them rather than guessing. Marked provisional and reviewed roughly every 2 months given how quickly these move with cement/steel/fuel costs; the construction cost calculator displays these rates and their date directly so users can judge the estimate.
Construction Cost by Tier

|---|---|---|---|
| Construction cost per sq ft by tier — July 2026 | provisional | 2026-07-01 | Cross-referenced Pakistani construction-cost guides (Glorious Builders, HA Design Studio, Shelters Engineering, The Family Builders, SQFT Construction), July 2026 |
Last updated 2026-07-31 · Reviewed by Pakistan Calculator Editorial Team — Wide low/mid/high bands reflect genuinely wide real-world variation across quality tier, city, and builder, not measurement imprecision — presented as a range on the calculator, never a single false-precision number, per PRD's own honesty requirement for this calculator. Material-share percentage (used for the material vs labour split) is a commonly cited approximation, not a precise measured figure.
Construction City Multipliers

| Construction cost city/society multipliers | provisional | 2026-01-01 | Directional synthesis of multiple Pakistani construction-cost guides — no single source gives an exact DHA/Bahria vs LDA/CDA percentage premium |
Last updated 2026-07-31 · Reviewed by Pakistan Calculator Editorial Team — These multipliers are an honest approximation of a consistently-reported direction (premium societies and stricter bylaw areas cost more; secondary cities cost less), not a precisely measured differential. Treat the calculator's city-adjusted range as directional, and lean on the underlying tier rate's own low/high band for the real uncertainty.

|---|---|---|---|
| BOQ material-quantity ratios per sq ft of covered area | confirmed | 2026-01-01 | Standard rule-of-thumb ratios used across Pakistani construction-estimating guides for typical low-rise residential RCC/load-bearing structures |
Last updated 2026-07-31 · Reviewed by Pakistan Calculator Editorial Team — Rule-of-thumb averages, not a structural engineer's calculation for a specific design — actual quantities vary by number of storeys, wall thickness, slab design, and structural engineer's specification. Steel usage in particular varies a lot between slab areas (2.5-3.5 kg/sqft) and columns/beams (5-8 kg/sqft); this blended figure represents a typical whole-structure average for a standard single/double-storey home, not a per-element figure.
