How to Check a Builder's Bill of Quantities (BOQ) Before You Sign
A Bill of Quantities (BOQ) lists exactly how much of each material a project will use and at what rate — it's the difference between "we'll build you a solid house" and a document you can actually check line by line.
What a proper BOQ should specify
For each major material, expect a quantity (cement in bags, steel in kg, bricks in units, sand/crush in cft) and the rate assumed for pricing it. Vague entries like "cement: as required" aren't a real BOQ — they're a placeholder that leaves you with no way to verify the final bill matches what was estimated.
Sanity-checking the quantities yourself
You don't need to be a civil engineer to sanity-check a BOQ's broad strokes. Standard rule-of-thumb ratios exist for typical residential construction — roughly 0.4 cement bags, 3.5 kg of steel, and 8.5 bricks per square foot of covered area for a conventional structure. If a BOQ's total quantities are wildly outside these ranges for a standard design, ask why — there may be a legitimate reason (unusual structural requirements, a non-standard design) or it may be worth a second opinion.

Rates matter as much as quantities
A BOQ with reasonable quantities but stale or unrealistic material rates will still produce a misleading total. Compare the rates in the BOQ against current market prices — ours are published, dated, and updated periodically on our construction material rates reference.
What a BOQ won't tell you
A BOQ prices materials, not workmanship quality, project management, or how disputes over changes mid-project get handled — those need to be covered separately in your contract, not assumed from the BOQ alone.
